PLAINTIFF'S REQUEST FOR ENTRY OF DEFAULT JUDGMENT

I.          BACKGROUND

On March 20, 2023, Plaintiff Fedora Investment Group LLC filed its Complaint for Unlawful Detainer against Defendant Hyunmi Choi.

        On May 2, 2023, by request of Plaintiff, the Clerk’s Office entered default on Defendant.

        On May 2, 2023, Plaintiff filed: (1) Judicial Council Form UD-120, Verification by Landlord Regarding Rental Assistance in Unlawful Detainer; and (2) Declaration of Reasonable Diligence.

        On July 19, 2023, Plaintiff filed: (1) Judicial Council Form CIV-100, Request for Court Judgment; and (2) Declaration in Lieu of Testimony.

        On July 27, 2023, Plaintiff filed its Judicial Council Form UD-110, Proposed Judgment in Unlawful Detainer.

II.       ANALYSIS

The Request for Default Judgment is GRANTED, conditional on Plaintiff dismissing the Doe Defendants at the hearing.

Judgment is AWARDED in favor of Plaintiff and against Defendant in the total amount of $28,352.17 as indicated below.
