Background   

This is an unlawful detainer action involving the commercial property located at 2986 1^st Street, Suites #C and #D, La Verne, California 91750.

On September 25, 2023, Plaintiff filed a complaint for Unlawful Detainer against Steven Allan Young, Steven Allan Young III (together, “Defendants”) and Does I-III.

On November 16, 2023, Defendants’ defaults were entered. On November 27, 2023, a clerk’s default judgment for possession only was entered.

A Case Management Conference is set for February 29, 2024.

Discussion

Plaintiff’s Application for Default Judgment is granted; however, attorney’s fees are reduced to $1,781.00 (i.e., $690 (+) 3% of $36,394.40). (Local Rule 3.214, subd. (a).) Plaintiff is to provide the court with an amended proposed judgment at or before the time of the hearing.
