Background
This is an unlawful detainer case. Plaintiff PUENTE HILLS
BUSINESS CENTER II, L.P alleges the following against Defendant JERRY CHEN:
Defendant owes rental delinquency payments in the sum of $37,032.92 for April
and May 2022.
On June 8, 2022, Plaintiff filed the instant action.
On July 19, 2022, default was entered against Defendant and
“ALL OTHER OCCUPANTS IN POSSESSION.”
On August 11, 2022, Plaintiff filed the instant application
for default judgment.
Discussion
Plaintiff seeks entry of default judgment against Defendant
in the total amount of $21,655.16. The break-down is as follows:
Past-due rent: $37,032.92
Holdover damages: $8,548.20
Attorney fees: $985.42
Costs: $858.62
Security Deposit: -$25,770.00
Here, Plaintiff has submitted the declaration of the
property manager which authenticates and explains the damages.
