This is an action arising
from a breach of a lease agreement.
Plaintiff 2018 LC, LLC (“Plaintiff”) leased two properties in Monterey
Park to defendant Jianxin Fan (“Defendant”).
Plaintiff alleges that Defendant violated multiple sections of municipal
codes, made illegal modifications, and owes unpaid rent.
The Court will not enter a
default judgment for an unnamed sum. Plaintiff’s
application for default judgment is deficient because Item 2 on mandatory Form
CIV-100 is not completed. Item 6 on the
proposed judgment on Form JUD-100 is also blank.
The
hearing is continued to _________________ so that Plaintiff may re-submit revised
Forms CIV-100 and JUD-100.

Parties who intend to submit on this

intention to submit on the tentative as directed by the instructions provided
on the court website at www.lacourt.org.
Please be advised that if you submit on the tentative and elect not to

receive a submission from all other parties in the matter, you should assume
that others might appear at the hearing to argue. If the Court does not receive emails from the
parties indicating submission on this tentative ruling and there are no
appearances at the hearing, the Court may, at its discretion, adopt the
tentative as the final order or place the motion off calendar.
